Who Should Be Buying Short Sales?

Originally, when I first thought of the idea of writing about who should be in the market to buy a short sale property, I had pictured a list of traits. You know, some comical. Some not. The Top 10 Traits of a Short Sale Buyer? With real estate issues having dominated our financial news for over a year now, everybody would surely get a chuckle from it. Right? The Vancouver Washington real estate market is fairly average in most things. It hasn’t been hit nearly as hard as Los Angeles, Phoenix, or parts of Florida, but there are other cities in […]

Starter Homes Are Drying Up In Vancouver Washington!

We have spent a huge amount of time on the MLS lately searching for those classic first time buyer starter homes. Two months ago a search for homes up to $200,000 would have provided a list of 60 or 70 homes to comb through. We would filter out the junk and pass the remaining 20 to 25 homes to our clients for consideration. Today, that same search is giving us a list of only 40 to 50 with the majority of them being major fixers or short sales which inexperienced agents are clearly under pricing them. A search this morning […]

REO’s – Everything you ever wanted to know. Part 1 – What is a REO?

About 2 1/2 years ago the buzz word in real estate was “Short Sales.” These were homes where, based on the market, the owners were forced to sell their home for less money than they owed on the mortgage. Our real estate here in Vancouver Washington was late to fall in to this market but it came none the less. These homes were being sold for a variety of reasons often times including job loss, divorce, health issues, or other financial hardships. Short sale listings flooded the market seemingly overnight and buyers started to jump into the market hoping to […]

Old Pots

I was doing a bit of gardening today when I found that I had more flowers than pots. I went over to my potting shed to try to find some previously retired pots. What I found were some real treasures! Some of my favorite pots are the “tried and true” pots that I have had for years. Season after season, they are brought out onto my yard and deck to hold the latest batch of plantings. It seems like they become more attractive with age. Old PotsAs I reflected on my old pots, I realized that my thoughts about pots […]

If You Are Trying To Time The Bottom Of The Market, You Will End Up With The Junk!

I read an interesting article the other day in the LA Times in which a real estate investor made an interesting comment: “If you are trying to time the bottom of the market, you will end up with the junk.” I would like to add to his comment by saying that you won’t only end up with “the junk,” but you will also overpay for it and not get the best mortgage rates that are available. How can I say this with such authority? Here are a few simple real estate truths: 1. Homes are selling in our current market […]

“As Is” Sales Are Always “As Is!” Right?

I am currently working with a first time buyer. Having never been involved in a real estate transaction before, she is understandably nervous about the process. We found her a new home that a builder never managed to sell before going bankrupt. The home is now bank owned and (as is the case with most bank owned properties) is being sold “As Is.” We scheduled the inspection and I explained to her that weren’t looking for problems that we would ask to be repaired, but we were verifying that the home didn’t have any vital flaws that would cause her […]
